Home builders say they can take care of everything, so why do I need a Realtor?
Technically, the builder can take care of everything. But, the builder's agent works for the builder, not for you. Their job is to represent the best interests of the builder. While they may be polite and professional, they aren't in your corner. Often, they are slow to respond, and sometimes completely unresponsive. Having representation is key to a smooth process where you are in charge.
How much does it cost for Switch Realty Group to represent me?
Here's the best part...the builder pays our commission. While new regulations do require a signed agreement showing the ultimate responsibility to pay our commission is on the buyer, it only applies if the builder does not offer a commission...which they typically do.
When should Switch Realty Group become part of the process?
We want to help you through every step of the process, so reach out before you ever tour a model home. Many builders require us to be present at the first visit. We have relationships with many builders and can get you started by scheduling the first visit, so all you have to do is show up.
How is Switch Realty Group different than other real estate brokerages?
Switch Realty Group is the sister company to Switch Homes, a custom home builder in the Orlando, Florida area. So when you are working through the new building process, your Realtor is a licensed residential contractor. They know more about the entire build process than the person representing the builder, they also know what to look for as the home is being constructed.
If Switch Homes is a builder, why help someone buy from the competition?
We believe there are a lot of benefits to buying a new home. Often times the pricing is just as good as existing inventory, and the builders often have incentives that help ease the pain on your wallet. As a custom home builder, our product is more expensive, because our costs are higher. To put it bluntly, many buyers can't afford the cost of a custom home, but still want something new. We don't view the production builders as our competition, we view them as another resource to help our clients find what's right for them, so why wouldn't we do whatever we can to help them in the process.
Some of the builders offer inventory (already built, or almost completed) homes. Can Switch Realty Group help with that as well?
Absolutely. We have helped a lot of people get into builder inventory homes. We help with the initial offer and negotiation as well as all the walk-throughs, and of course, we'll be there at the table when you close.
What builders does Switch Realty Group work with?
We will work with any builder. While we have relationships with a lot of the builders, we have the ability to work with any of them. Every builder has their quirks and we've learned most of them. This helps our clients navigate the process a little smoother when those hiccups occur.
Does Switch Realty Group do traditional real estate sales as well?
While the majority of our clients are in the market for new construction, we also have the ability to do traditional real estate transactions as well. In fact, many of our clients use us to list their current homes while their new homes are being built.
